Most reservation (not Airbnb) are then confirmed with a 50% advanced deposit.

All requests will be answered 7 days a week, no longer than 24 hours.


Accommodation Notes

  • Check-in is 3PM, Check-out is 10 AM. Due to Covid policy, no early Check-in. Late check out is not offered due to pre-scheduled housekeepers and occupancy.
  • Bed and Breakfast Inn suites are limited for up to 2 adult guests. Children welcome in Vacation Rentals.
  • Bed and Breakfast Inn suites have no kitchen access. In suite refrigerator is provided in the Maile and Ali’I Suites. Food and drink may be enjoyed in common area dining room only.
  • Daily housekeeping in the Bed and Breakfast is suspended due to Covid. Guests staying 5+ nights, linens/towels changed upon request.
  • Nightly rates are plus state taxes of 14.96%.
  • One, or two- night stays may be offered for certain dates, rates are higher to offset
    housekeeping and services
  • Discounts Jan to April 1 for 65+, ‘Ohana guests (return), active US military, Kama’aina
    with HDL, nightly minimums apply.
  • Guests are asked to turn off air conditioning whenever leaving. Management will do so
    when guests forget. Oil generates the majority of Kauai electricity at this time. We strive to be environmentally conscientious using solar hot water, available biodegradable products, recycling program and conservation of water and electricity.
  • There are no charges for standard housekeeping upon departure- included with your accommodation. Please wash all kitchen items used, empty trash, remove all food items. Guests are responsible for additional costs related to unusually messy suites, kitchens, or damage due to negligence to the furniture, fixtures, or equipment.

Housekeeping Information

Vacation Rental Suites Housekeeping details
Standard departure Housekeeping for our Vacation Rental Suites is included in your nightly rate. Your rental is expertly cleaned for your arrival and again upon your departure. Paper products, soaps, towels and bed linens are provided. Rentals are equipped with vacuum, broom and other cleaning items. A coin laundry is convenient on the property. 7+ nights includes mini service towel and linen service weekly. To avoid extra cleaning charges upon departure, simply follow these simple guidelines: Wash Dishes, Pots, Pans and before departure. Empty Trash daily on your way out. Clean up spills as they happen Vacation Rentals do not include daily maid service. Departure cleaning is included. One extra towel set per guest is included. For more service, we heartily recommend a “mid stay clean”. This includes a complete change of linens and towels, as well as a light cleaning. 7+ nights includes mini service towel and linen service weekly.
Guests may opt for additional housekeeping services:
Limited in-suite mini service: towel and linen change are $25 one bedroom & $40 two bedrooms, standard occupancy. Mid-stay standard cleaning in-suite service is $45 one bedroom and $75 two bedroom. Please request 24 hours in advance for all extra services.
Bed and Breakfast Suites Housekeeping is included
Guests of the Inn enjoy housekeeping service daily including towels, trash, bed, floors. In addition, guests staying five or more nights will have fresh bed linens mid way through their visit and at least each forth day. A coin laundry facility is also convenient for guests.
Other Resort Housekeeping Notes
Costs due to excessively dirty suites, kitchens and other guest rental space or damage to furniture, fixtures and equipment are the responsibility of the guest

Bed and Breakfast Guidelines

Check-In is 3PM, Check-Out no later than 10AM. After hour self-check in is easy with an envelope left for you at the Inn dining table.
Smoking is allowed in the designated area across from our office, shown on your arrival map. Interiors, decks and any area within 30 feet of a building are free of all smoke and vapor products, per county code.
The Inn is limited to adult guests.
There are no cooking or food preparation facilities for guests of the Inn. If you prefer to have a kitchen, you might want to look at our Vacation Rental Suites.
Office hours vary. Desk is open 7 days at 8AM, closing varies. Please visit the office before noon on days we are in. You may contact us on the after hour phone 8 to 1 to help with activity or other questions.
Full Breakfast is served from 8:00 AM to 9:00 AM in the front Lanai Room. Our menu varies each day. Please let us know, or leave a note on the table, if you are going to miss us. Given notice, we are happy to substitute fresh fruit plate for your special dietary limitations.
Drinks may be stored in the small refrigerator located in your Maile or Ali’i Suite. Please no food or beverage in bedrooms. Feel free to use tables and chairs in the Lanai Room for this purpose.
Daily Housekeeping is suspended. Bed linen/towel changes are based on 5+ nights and will be changed upon request.
The Laundry Hut is equipped with three washers and dryers for a $1.50 each and soap for 50 cents each. Hours are from 8:00 AM to 9:00 PM.
AIR CONDITIONING costs are extremely high on Kauai. Please maximize the A/C by closing all windows and doors when in operation. Please turn A/C off when leaving. Air conditioning left unattended will be turned off by Housekeeping or Management.
Telephone in the Lanai Room operates for island wide and toll-free calls and are free of charges. Internet Access is free in each suite. Router is your room name and the password is on welcome letter left for you as well as guest information book in your suite.
Small in room safe is free. Please keep track of your password. Management can open the safe for you during business hours.
Quiet hours are 10 PM to 7 AM. Please be conscience of your TV and voice volume. We also recommend a nice walk to the Poipu Beach Park as a great place at night to enjoy your company, the bright stars and rhythm of the ocean.
Check-out time is 10:00 AM. Due to pre-scheduled housekeeping and occupancy, we cannot offer check-out later than this time.
Above all else, we want you to have the best time on Kauai so please do not hesitate talking to the Owner, Manager and Staff whenever we might help.

Vacation Rental Guidelines

Check in is from 3PM, Check out by 10AM. Please advise us of your approximate arrival time. Late checkout is not offered due to pre-scheduled housekeeping staff and next guest check in.
Please use waterproof sun block outside. It stains our showers, floors, and such, beyond repair.
Kauai Water is very tasty and fine for drinking out of the tap.

The Laundry Hut is open from 8:00 AM to 9:00 PM. It is equipped with three washers and dryers ($1.50 each). Change and soap are available during office hours.
The kitchen is equipped with stove / oven, refrigerator, microwave, blender, coffee maker, compliment of pots, pans, knives, utensils, china, glass, and silver. Dish soap, dish rack, paper towels, sponge, cloth towels, trash bags, coffee filters, salt, and pepper.
Bathroom includes vanity, WC, shower with wand, conditioning shampoo, glycerin soap, TP and tissue. Soaps and paper products are replenished on request.

Final Standard Cleaning is included in your rate upon departure. To avoid extra cleaning charges upon departure, please care for the suite as your home:

  • Wash Dishes, Pots, Pans and before departure too.
  • To limit ants and other pests, food items, cut pineapple and the like need to be sealed or kept in the refrigerator and empty trash daily on your way out in parking area.
  • Vacuum, broom, dustpan, iron and small board are included.
  • Take care as you would your own home. When in doubt, please come talk to us!

Cancellation, Change, & Payment Policy – Not for Airbnb

Covid 19 related travel restrictions.

Per current State and County regulations, we are happy to make new reservations for travelers who are residents of Hawaii and not subject to the 14-day quarantine, or for any stays with an arrival after September 1, 2020 wherein 14 day quarantine is waived for a negative pre-arrival test result. Please note, for trans pacific travelers arriving after September 1st, they must comply with the new State travel requirements. At this time, that is providing a negative Covid 19 test result taken no more than 3 days prior to arrival.

Covid 19 related guest cancellation

For cancellation or change of an existing booking that is past the grace period described below for your particular policy, the following exception is made.  In the event of State mandated restrictions limiting arrivals into our state such as the current 14-day quarantine without the pre-testing exception, you may choose to change your date at no charge for up to 18 months past your current arrival date.  No other exceptions are made such as a personal choice to not travel.

Reservation cancellation or change policy for reservations made with a Covid 19 deposit credit

When new dates with a deposit credit for Covid 19 cancellation are confirmed, changes are allowed within the 18- month from original arrival date window. A 60 or more-day notice is required, plus change fee of $50. There are no refunds or extensions of deposits for cancellation.

Standard reservation cancellation or change policy for most

A 50% deposit confirms a reservation by Visa, MasterCard, AMX, Discover or US check. With 60 or more days’ written notice of cancellation or change, we return the deposit, less cancellation fee of $50. Bookings made within the cancellation period are not refundable. Further refunds are based on our ability to re-sell the dates for you.

December Holiday, Groups 2 rooms, 14+ nights

A 50% deposit confirms a reservation by Visa, MasterCard, AMX, Discover or US check. Once confirmed, in the event of cancellation with at least 180 days in advance of arrival, we return the deposit, less $50, or (deposits $1700+, less 3%) for each suite reserved. With 4 or more months, we return half of the deposit. At least 4 months prior to arrival, the final balance is due in full. Refunds on any payments lost due to the above are returned, as we re-sell the dates less the admin fee.

Groups of 3+ rooms

A 50% deposit confirms a reservation by Visa, MasterCard, AMX, Discover or US check. Once confirmed, in the event of cancellation with at least 6 months in advance of arrival, we return the deposit, less $50, or (deposits $1700+, less 3%) for each suite reserved. At least 6 months prior to arrival, the final balance is due in full, non-refundable. Refunds on any payments lost due to the above are returned as we re-sell the dates.

One- and Two-night reservations

  • Prepaid and non-refundable within 89 days of arrival.

Ohana Long Term Reservation 21 + nights

  • Initial deposit of $500 plus tax is needed to confirm a tentative reservation
  • Deposit balance (50%) due no later than 6 months prior to check in
  • Give us at least 6 months’ notice of cancellation or change, full refund, less $50, or ($1700+ less 3%).
  • Give us at least 4 months’ notice of cancellation or change, one half of the deposit is returned, less $50, or ($1700+ less 3%). Full balance is required at least 4 months prior to arrival and is non-refundable unless space is re-sold
  • Extra person charge is payable as they occur at $25 per night, per Adult, plus tax
  • Credit card payments add 3% to any total.

Other important policy notes

We will do our best to be fair in resolving cancellations, but make no exceptions to the policies shown above, unless the airport is closed. Policies are in place to protect our occupancy since we cannot offer your space to others once you have confirmed a reservation.

  • Refunds over $1700 are minus 3%
  • A payment lost due to above will be returned if space is re-sold (all or part), less $50
    fee. Contact the office for more details. Less night changes are prorated based on
    above deadlines, plus a $50 administrative fee.
  • Guests are encouraged to purchase travel insurance to protect your travel
    investment. www.insuremytrip.com
  • Accommodation name assignments are not guaranteed; accommodation type or
    better is guaranteed.
  • Less night changes are prorated based on above deadlines, less $50 administrative
    fee.
  • Less night changes are also subject to a rate change or non-acceptance if less than
    minimum required nights.
  • After arrival, there are no date adjustments offered. “No Shows” will be charged the
    full value of the reservation.
  • Any other changes not described above may be subject to a $50 fee and rate change.
  • Any forfeit funds due to the above, may be returned based on the re-sale of your
    nights or portion thereof.
  • Any changes of the above policy must be approved in writing by the resort office.
  • Be sure to show the accurate number of persons in your party. Limits are enforced for
    guest comfort.
  • Adults only in bed and breakfast. No children or extra persons are offered.
  • Please check-in upon arrival or the next morning if after hours. Arrival balance will be posted next business day
  • Vacation Rentals always include standard cleaning upon departure.
    Guests are responsible for additional costs related to unusually messy suites, kitchens, or damage due to negligence to the furniture, fixtures, or equipment.

We do not share your personal information with outside parties.

With respect to security: We always use industry-standard encryption technologies when transferring and receiving sensitive data exchanged with our site.

With respect to cookies; we do not set any cookies. With respect to Ad Servers: We do not partner with or have special relationships with any ad server companies.

From time to time, we may use guest information for new, unanticipated uses not previously disclosed in our privacy notice.
